Prices, Check-in, and Check-out:
Room prices are per person per night, for a minimum stay of 2 nights; in case of a single-night stay, a 20% surcharge is added to the room rate. Apartment prices are per housing unit (with standard occupancy of 4 persons), for a minimum stay of 3 nights; if the stay is less than 3 nights, a 30% surcharge is added to the apartment price.
Prices including: VAT, outdoor parking, ski/bike storage with boot dryer, bed linen and towels with weekly change or upon request, Wi-Fi, and final cleaning (for the apartment), daily and final cleaning (for the rooms). Any extraordinary cleanings are not included. Prices do not include the tourist tax of EUR 2.60 per person (from 14 years and above) per night.
Additional services (upon request and with an additional cost): delivery of fresh bread in the morning and laundry service. In addition, guests of our apartment can, upon request, book buffet breakfast (at the price of €12 per person per day) and dinner (at the price of €31 per person per day).
Children discount (only for overnight stays in rooms with 2 adults):
- 0 to 2 years € 10 per night
- 2 to 5 years: -50%;
- 5 years up to 12 years: -20%;
For check-in, please go to the bar or reception.
Check-in is from 3:00 p.m. to 7:00 p.m. (Please inform us in advance for arrivals outside this time range), check-out on the day of departure is until 10:00 a.m.
Upon departure, the apartment and the rooms must be left tidy and clean. In case of extraordinary cleanings, the management reserves the right to apply a surcharge.
Booking and reservation cancellation:
The reservation is considered final only after the payment of a confirmatory deposit equal to 25% of the total stay price.

Cancellation conditions: Occasionally, something can happen before the start of a trip. Should a booked stay at our location be delayed, or even not taken up or prematurely broken off, we will charge the following charges.
- Cancellation more than 3 months before arrival - no charge
- Cancellation from 3 months to 1 month before arrival - 40% of the reservation value
- Cancellation from 1 month to 1 week before arrival - 70% of the reservation value
- Cancellation in the last week before arrival - 90% of the reservation value
- Cancellation less than 3 days before arrival or no-show: 100% of the total price.
- For late arrivals, early departures, or unoccupied beds, the price will be charged as resulting from the reservation.
Travel insurance:
To avoid unpleasant expenses, we suggest to add the travel cancellation insurance "Gallo Rosso". You can click on the

Payment and stay conditions: Payment is settled the evening before or on the day of departure and can be paid in the following ways:
- In cash for amounts less than €5,000.00;
- By bank transfer (in this case, the balance of the stay must be settled before your arrival);
- With credit card (VISA, Maestro, Mastercard) and/or debit card.
Guests are required to inform the owners of the arrival of any visitors.
Smoking is not allowed inside our facility.
Small pets are allowed, subject to agreement and a supplement of €15.00 per animal per night, provided their owners accept full responsibility for any damages caused. During your stay, we reserve the right to enter the apartment and the rooms for inspection purposes.
The digital card "Guest Pass":
- Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
- The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol guestpass.info
- The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass.
